The AI intelligence engine sits between the full universe of U.S. laundromat sites and the handful of qualified sites we deliver each quarter. Every site that surfaces has been scored and filtered against each of the four layers below, then operator-validated. Filtering is continuous. A site that passes this week may fail the next — we monitor the universe, not snapshots.

Layer 01

Pre-LOI risk filtration

Seller disclosures, utility history, and litigation patterns filtered before a letter of intent is ever drafted. We never hand over a deal where the underwriting assumption evaporates at close.

Layer 02

Cash-flow veracity

Reported P&L cross-checked against metered water, gas, and electrical draw. The physics of the store have to agree with the tax return. When they don't, the deal dies here.

Layer 03

Location longevity

Trade-area decay modelling from census, mobility, and retail-co-tenant drift. We flag locations with a structural exit ahead of the closing table, and tell you which ones.

Layer 04

Site intelligence radar

Continuous surveillance of ownership signals, equipment refresh cycles, succession events, and development-ready corridors across the target universe. The reason our median lead time is 71 days.
